How long does a water heater last around here?+

Sediment and scale build up over time, especially on homes with harder water, and that buildup makes the burner or element work harder until the tank fails. If yours is over ten years old and you have never flushed it, start planning ahead rather than waiting for a leak.
What are the signs my water heater is about to fail?+
Rusty or discolored hot water, popping or rumbling sounds from the tank, water pooling around the base, and hot water that runs out faster than it used to. A leaking tank is not a repair, it is a replacement. If you see water on the floor under the unit, shut off the water and the gas or breaker and call us before it floods.
Do I have to replace it with the same size?+
Not necessarily. We size the new unit to how your household actually uses hot water, not just what was there before. A larger family, a new soaking tub, or an addition can all change the right capacity. We also check the gas line and venting, because an upsized unit sometimes needs changes there to run safely.
Why does the expansion tank matter?+
Most homes in the area are on a closed system with a pressure-reducing valve or check valve at the meter. When water heats up it expands, and with nowhere to go that pressure spikes and stresses the tank, the T&P relief valve, and your fixtures. A properly sized thermal expansion tank absorbs that. We install or verify one on every replacement, and it is required by code.
