Built for builders

A rough-in the next trade can build on

On a new build, the plumbing decisions you cannot see end up mattering the most. We lay out the drain, waste, and vent system and the supply lines so they make sense with the framing, the fixtures land where the plans intend, and the inspector signs off without a fight. Builders keep calling us back because we hit our dates and we do not leave messes that slow down framing, electrical, or HVAC.

Underground to final trim

We carry a project through every stage. The under-slab or underground rough sets the DWV system before the pour. The top-out runs supply, typically PEX or copper, and the vent piping through the structure. After finishes, the trim-out sets fixtures, water heaters, and appliance connections. We coordinate gas piping for ranges, furnaces, fireplaces, and water heating at the same time, so it is one accountable trade instead of three.

We work residential and light commercial up to three stories, including ADUs, DADUs, and multi-family.

What it costs

We do not give a real number until we have seen the job, because a number pulled out of thin air helps nobody. After we look at what you actually have, you get a written, fixed price up front, so there are no surprises at the end. No hourly meter running, no change-order games.

What moves the price

  • Home size, number of bathrooms, and total fixture count
  • Slab vs. crawlspace and the underground scope
  • Gas piping and any radiant or tankless work bundled in
  • The jurisdiction and its permit and inspection requirements

How we grow

Referral-based, owner-run

New construction, answered

What builders and homeowners ask us most before breaking ground in the Puget Sound area.

Do you work directly with builders and general contractors?+

Yes. A good share of our work is alongside custom-home builders and GCs, and that is exactly the kind of relationship we are built for. We show up on schedule, keep our rough-ins clean for the trades that follow us, and communicate when something on the plan needs a second look before it becomes a problem in the field.

Can you handle ADUs and DADUs?+

We do. Accessory dwelling units and detached units are a growing part of new construction around here, and they bring their own questions about tie-ins, metering, and routing supply and waste to a separate structure. We handle the full scope, from the underground to the final fixtures.

What does new construction plumbing actually include?+

It runs in stages. First the underground or under-slab rough-in for the drain, waste, and vent system. Then the top-out, where we run supply lines, typically PEX or copper, and the DWV piping through the framing. Then, after drywall and finishes, the trim-out where we set and connect fixtures, water heaters, and appliances. Each stage has its own inspection, and we build to pass the first time.

Do you do multi-family work?+

We handle multi-family plumbing for residential and light commercial projects up to three stories. Beyond three stories is outside our scope, and we will tell you that up front rather than stretch past what we do well.

How do you price new construction?+

New construction is bid off the plans. We review the drawings, the fixture count, the routing, and the local jurisdiction's requirements, then give you a written scope and price. Because every build is different, that plan review is where an accurate number comes from, not a phone estimate.
